High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, together with development partner Third & Urban, has begun construction on Hillcrest, an 8.1-acre mixed-use destination in the heart of Sandy Springs.

Upon completion in late 2027, the community will include 362 premium apartments, 30 for-rent townhomes, and more than 19,000 square feet of retail space surrounding a central plaza designed for community gathering, a release about the development said.

Situated adjacent to the $230 million City Springs complex on land formerly owned by The Sandy Springs United Methodist Church, Hillcrest aims to advance the city’s vision of a pedestrian-friendly downtown core, the release said.

The three- to five-story apartment building will include amenities like a rooftop pool and clubroom with sweeping views of Sandy Springs and Buckhead, a golf simulator lounge, private screening room, sauna, and a fitness center, complete with Pilates studio. Additional offerings include a dog park and a café-style workspace designed for remote professionals.

The townhome collection will provide two- and three-bedroom residences featuring two-car garages and private rooftop terraces.

Third & Urban will curate the retail component, bringing together premium and casual dining concepts alongside neighborhood-serving retailers around a public plaza, the release said.

Hillcrest strengthens Sandy Springs’ walkability and complements the amenities of nearby City Springs, which includes Sandy Springs City Hall, a performing arts center, a four-acre park, and diverse dining and retail options, the release said. The development also sits within one mile of more than two million square feet of retail, including four grocery stores.
